Everything it does — and everything it doesn't yet.

Where a feature is built but switched off, this page says so and says why. You should find that out here, not three weeks in.

The jobs that eat your week.

Tenora-ai takes the repetitive half and leaves you the decisions. Where something is still being built, it says so — you should find that out here, not three weeks in.

F.01 — INTAKE

Applications, in one place

Send one link. Applicants fill it in, attach whatever proves their income, and list references — no account, no PDF by email. Everything lands in one screen with your criteria beside it. Automated credit and background checks aren't connected yet, so you run those yourself and we don't charge applicants a fee.

F.02 — DOCS

Leases and documents

Every lease, term and document filed against the unit it belongs to, with renewal notices before anything lapses. AI drafting and e-signature are built but switched off: the state clause library was AI-written and hasn't been through legal review. It stays off until it has.

F.03 — RENT

Rent collection & dunning

Invoices go out on your due day and tenants pay by card or bank — they can switch on autopay themselves. If it's late, the agent nudges them, applies the late fee your lease actually specifies, and stops writing to them after a week so it lands with you while it still matters.

F.04 — OPS

Maintenance, triaged

A tenant reports a problem. The agent works out the trade and how urgent it is, then texts you three nearby vendors to call — or just the one, if you've starred a favourite. It never rings anyone or spends your money. You book it, log who's coming, and close out with the cost and receipt.

F.05 — MARKET

What your area actually rents for

Every property gets a Market tab: the median rent where it sits, how many households rent nearby, how tight the market is, and HUD's official benchmark for each bedroom count — with your own rents lined up against all of it. Every figure names its source and the year it was published, because none of them are guesses. We will not have an AI estimate a rent for you; a made-up number looks exactly like a real one, and you would be setting real rents from it.

An agent for every moving part.

Tenora-ai isn't one chatbot. It's a handful of specialised agents sharing one memory of your properties, tenants and rules. Each is switched on individually, logs everything it does, and can be turned off mid-sentence.
